June Statistics


The number of sales reported by SWMLS for June 2004 (1,157) is the highest number ever reported for home sales in 


the Albuquerque area! The number of sales rose from 1029 in May 2004 to 1157 in June, an increase of 12.44 percent.


 The number of sales reported from the beginning of the year (5,147) is higher than the same statistic reported in 2003 


(4,792), an increase of 7.41 percent. 


The average interest rate for a 30-year fixed-rate mortgage in New Mexico dropped from 6.01 percent in May 2004 to 


5.98 percent in June, a decrease of 0.50 percent. The average interest rate in June 2004 (5.98 percent) was considerably 


higher than the interest rate in June 2003 (5.00 percent), a rise of 19.6 percent.


The average and median prices for both R1 and R2 homes rose compared to the corresponding values in June 2003.

FEBRUARY 2004: The number of sales reported by SWMLS for February 2004 (674) was higher than the numbers reported in January 2004 (533) and in February 2003 (627), showing increases of 26.45 percent and 7.50 percent, respectively. The number of sales from the beginning of the year (1,207) is slightly lower than the same statistic reported in 2003 (1,225), a decrease of 1.49 percent. The average interest rate for a 30-year fixed-rate mortgage in New Mexico continued to drop in February 2004: it was 5.33 percent compared to 5.39 percent in January 2004 and 5.54 percent in February 2003. The average and median prices for an R1 home increased compared to the corresponding values in February 2003. The average price of an R2 home also increased over this time period, but the median price dropped. These values are presented below. January Sales The number of sales (533) reported by SWMLS for January 2004 was the lowest number reported since February 2001. It was 27.09 percent lower than the number of sales reported in December 2003 (731) and 10.87 percent lower than the number of sales reported in January 2003. The average interest rate for a 30-year fixed-rate mortgage in New Mexico continued to drop in January 2004: it was 5.39 percent compared to 5.54 percent in December 2003 and 5.63 percent in January 2003. The average and median prices for an R1 or an R2 home have all increased compared to the corresponding values in January 2003, as indicated below. Housing Sales, December 2003 The number of sales (731) reported by SWMLS for December 2003 was the highest number ever reported in December in the Albuquerque area! It was 7.66 percent higher than the number of sales reported in November 2003 (679) but lower than the values reported in March through October 2003. In comparison with the December 2003 sales, 684 homes were sold in the Albuquerque area in December 2002; thus, sales increased by 6.87 percent from December 2002 to December 2003. The total number of sales for 2003 is by far the highest on record: 10,216! (The total number of sales during 2002, also a record-breaking year, was 8,871.) This is an incease of 15.16 percent. The average interest rate for a 30-year fixed-rate mortgage in New Mexico dropped still lower in December: it was 5.54 percent in December, compared to 5.58 percent in November 2003 and 5.73 percent in December 2002. The average price for an R1 home has fallen slightly (from $170,073 in December 2002 to $167,578 in December 2003 although the median price has risen (from $138,000 in December 2002 to $141,000 in December 2003). Just the opposite was reported for R2 homes: the average price rose from $107,244 in December 2002 to $113,577 in December 2003, whereas the median price dropped from $106,943 in December 2002 to $98,250 in December 2003, as indicated below.
